Landlord, tenant, operator: three roles, three names

The lease on file with the SEC — filed as an exhibit to MSG Entertainment's own disclosures — names RCPI Landmark Properties, L.L.C. as landlord, successor-in-interest to RCPI Trust, and Radio City Productions LLC, an MSG Entertainment subsidiary, as tenant. Madison Square Garden Entertainment Corp. operates the hall under that lease, and its Form 10-K for the fiscal year ended June 30, 2026 includes Radio City Music Hall in its venue portfolio as a leased property. Owner, landlord, tenant and operator are four words with four meanings, and the filings use them deliberately.

What MSG Entertainment actually reports

In its own annual report, MSG Entertainment describes the venues it operates and distinguishes those it owns from those it leases. Radio City sits on the leased side of that line. Nothing about the lease diminishes the company's operational control of the building — programming, ticket revenue and the Christmas Spectacular all run through MSG Entertainment — but a leased venue carries rent obligations and renewal risk that an owned venue does not, which is why the company's investors, and this publication, keep the distinction.
